For Sale
here is my S.W. Florida home. It is a Duplex
unit and the whole lot is included for the price. I recently bought a
single family home a few blocks away and have no use for the Duplex. I'm
retired now and would rather just relax than take care of two homes.
It is an excellent vacation or permanent residence for yourself and you
have the additional unit to either house family & friends or lease as
a 12 month rental or winter vacation rental for the extra income. I rented
it myself and it pays the bills for both sides with some change left over.
If you have been house hunting in this area recently you may or may not
know what to be aware of with those repo & foreclosure properties. Let
me explain some of the unseen problems.
The 3 questions you must ask are - "How much is owed on the
assessments" , "What is the frame of the home constructed
of" and "Hows the neighborhood"???
The assessments are for the water & sewer. They are currently
installing those utilities thruout the Cape to homes that are still on a
well & septic tank. The cost is approx. $25,000 for the package on top
of the cost of the home. If they were installed a number of years ago, the
owner may be paying them on the installment plan and a balance is still
due.
THIS DUPLEX HAVE EVERYTHING INSTALLED AND PAID IN FULL !!
Wood Frame homes are a NONO down here in my, and most realtor's opinion.
The bottom 12 inches or so can rot from the humidity and you can put your
foot thru the siding.
AGAIN, THIS DUPLEX IS A CONCRETE BLOCK/STUCCO FRAMEWORK WITH NO PROBLEMS
LOOMING IN THE SHADOWS AS SUCH.
Some neighborhoods are full of nearly new homes that are empty & for
sale cheap, but, the area is full of crime. I can't mention those areas
here on my website, but, beware. I personally don't like sparsely
populated areas especially if you use your home here on a part time basis
and it is left unsupervised the rest of the time.
THIS DUPLEX SETS IN A WELL ESTABLISHED NEIGHBORHOOD AND I'VE HAD NO
PROBLEMS DURING MY STAY HERE. THE CAPE CORAL POLICE STATION IS ONLY A
COUPLE OF BLOCKS AWAY AS WELL.
Most foreclosures are distressed units and need a lot of work as the
owners that lost their home and were forced to leave, could have not cared
less what condition they left it in. Banks will hire someone to come in
and cover any problems as cheap as possible to make it saleable and you buy
it "as is".
I bought this home and paid cash when prices were high and after
remodeling and furnishing it to fit my desires, I had a total of approx.
$240,000 invested. This Duplex is fully furnished on one side with only
the Florida room furnished on the empty side. I had no Florida room in the
single family home so I left those furnishings in the Duplex. It has 2 BRs
& 2 Baths in each side & lots of closets and of course as seen in
the picture, a 1 car garage for each side. Total Sq. Footage under roof is
approx. 3300. As such, it is a turn key operation, ready for you and or a
tenant and their furniture to move in. (update - one side does now have
a paying tenant)
The furnished side includes all the kitchen appliances and a washer &
dryer in the garage. Central air & heat on both sides with separate
water and electric meters for each. The unfurnished side does have all the
kitchen appliances.
I recently had the whole building replumbed and brought up to code. A new
roof is being installed as we speak and it is replacing the original roof
which was installed in 1991 when it was built. I updated and painted the
whole exterior and it has a nice rear outside patio on both sides with a
privacy fence around the yard and patio on the one side.
Prices for a unit such as this at the peak were around $300k to $325k.
That was about a year and a half ago. I would say that in another year or
two the value should settle at around $240k or $250k for a unit as nice as
this one.
If your not familiar with the area I can safely say that you will enjoy
your visits here. There is a lot to do and the cost of living is
reasonable as well. Like I said, I only moved a few blocks away.
Without involving a realtor commission in this sale I am asking a cash
price of $185,000. Please feel more than free to contact me with any
